1155 Avenue of the Americas

1155 Avenue of the Americas has been brilliantly transformed as Corporate Row’s most distinguished office boutique opportunity. From the recessed plaza entry, to bright, open office floors, to a custom rooftop pavilion, every detail has been clearly reimagined. The striking granite-clad, 41 story building stands on the western block front of Avenue of the Americas from between 44th and 45th Streets.

The tower represents a significant ‘first’ in the on-going trajectory of sustainable building innovation in The Durst Organization’s portfolio. In 2002, anticipating the green building revolution, Jody and Douglas Durst supplemented conventional cooling systems in 1155 Avenue of the Americas with an innovative ice storage air conditioning system. The first thermal ice storage air conditioning system in New York City, it produces in peak season over 30,000 gallons of ice each night - when energy costs are lowest - to cool the building the following day, thus easing the strain on an overtaxed electrical grid during peak hours and keeping tenants' operating costs down. 

A $130 million capital improvement program was recently completed at 1155 Avenue of the Americas. Architectural upgrades made to the property included: a newly appointed entrance on West 44th Street featuring seating and a landscaped plaza; a dramatic, new light-filled lobby interior with security desks clad in distinctive back-lit sea-glass and turnstile security access; and new destination dispatch elevator controls as well as elevator cabs. The building also features a dramatic new curtain wall at its four chamfered corners and low iron energy efficient casement windows. Air handling system upgrades include high-efficiency fan wall technology with ECM motors, dual temp coils, dampers and filter racks to provide HVAC service to tenants on a floor-by-floor basis.
