1155 Avenue of the Americas

1155 Avenue of the Americas has been brilliantly transformed as Corporate Row’s most distinguished office boutique opportunity. From the recessed plaza entry, to bright, open office floors, to a custom rooftop pavilion, every detail has been clearly reimagined.
This soaring granite tower occupies the western block front between 44th and 45th Streets. It is home to the first ice storage air conditioning system in New York City. In the months of May through September, the system produces over 30,000 gallons of ice each night—when energy costs are lowest—that is then used to cool the building the following day, thus easing the strain on an overtaxed electrical grid during peak hours while keeping tenants’ operating costs down.
This innovation contributed to the building's ENERGY STAR® certification. In addition, 1155 Avenue of the Americas recently achieved LEED Silver certification under LEED v4 Existing Buildings: Operations + Maintenance (EBOM). Along with The Durst Organization’s 1133 Avenue of the Americas, these two buildings are the first projects in New York City to receive certification under the LEED v4 rating system, the newer, more stringent, version of LEED.
A $110 million capital improvement includes a newly appointed entrance on West 44th Street with seating and a landscaped plaza. A dramatic new lobby interior features a security desk clad in distinctive back-lit sea-glass. New turnstile security access and a new elevator lobby complete the ground floor improvements. All four chamfered corners were replaced with floor-to-ceiling clear low-e glass.

Sustainability

In 2016, 1155 Avenue of the Americas achieved LEED Silver certification under the LEED v4 O+M Rating System as well as an EPA Energy Star rating with a 79 score. Green buildings perform better than conventional ones. They save energy, use less water, generate less construction waste, and provide healthier and more comfortable indoor environments. Studies show that working in a green building increases productivity and reduces absenteeism. Green buildings provide tenants the opportunity to promote their healthy workspace to enhance their business brand and attract quality personnel.
