Everest Group Relocating to Three Full floors at The Durst Organization's 1155 Avenue of the Americas

New York, NY (April 15, 2024) – The Durst Organization today announced that Everest Group, Ltd. (Everest – NYSE: EG) is moving the company’s New York City offices to 1155 Avenue of the Americas. Everest’s lease totals 66,444 square feet across the building’s 7th, 8th, and 9th floors, as well as exclusive access to a 6,000-square-foot outdoor terrace on the 7th floor.

Everest is a global underwriting leader providing property, casualty, and specialty reinsurance and insurance solutions. With this 15-year lease, 1155 Avenue of the Americas has gone from 53% leased in 2019 to 93% leased today. The momentum is driven by a $130 million transformation that enhanced nearly every aspect of the property.

1155 Avenue of the Americas, a 42-story trophy office tower in Midtown, stands prominently on the western blockfront of Avenue of the Americas between 44th and 45th Streets. The Durst Organization completed a $130 million transformation at the property with significant architectural enhancements including a unique landscaped entry plaza on West 44th Street, a dramatic, award-winning light-filled lobby with reception desks clad in distinctive back-lit sea glass, turnstile security access, destination dispatch elevator controls, newly appointed elevator cabs, and luminous chamfered corners featuring 9-foot-tall windows on all four corners of the tower floors.

As part of the overall building renovation, Durst saw an opportunity to convert the 7th floor building setback, a previously unoccupiable space, into a unique outdoor experience. The creation of the terrace involved substantial speculative investments, including structural reinforcement and design work. The 6,000-square-foot terrace transformed the 7th floor into a highly sought after offering that provides views of downtown, Bryant Park, Central Park, and iconic New York City events such as the Macy’s Thanksgiving Day Parade.

1155 has become a destination for high-quality fast casual retailers, including Gumption Coffee, the award-winning specialty coffee roasters from Australia, Dill & Parsley, which serves fresh Mediterranean meals, and Springbone Kitchen, which celebrated a grand opening on April 2nd and is known for bone broth and healthy offerings.

Office tenants include Global Relay, which recently leased the top five floors of the building, IMA New York, which is opening the company’s first New York City office at the tower, as well as Perkins Coie, Jenner & Block, Baird, Cornell University, and Verizon. The Durst Organization will also be moving the company’s corporate office to newly renovated space at 1155 this spring.

1155 Avenue of the Americas was the first building in New York City to launch thermal ice storage to cool the building, the first to receive the Existing Buildings Operations Maintenance (EBOM) LEED Gold rating, and the first building where Durst launched the Durst Office app experience for tenants.
