Three Tokio Marine Group Companies Lease Two Full Floors at The Durst Organization's 825 Third Avenue

New York, NY (December 22, 2025) – The Durst Organization announced today that Tokio Marine Group has signed leases for two full floors at 825 Third Avenue in Midtown Manhattan. Tokio Marine America (TMA) and Tokio Marine North America Services (TMNAS) will occupy 11,816 square feet on the entire 23rd floor and are relocating from 590 Madison Avenue. Tokio Marine HCC (TMHCC) will occupy 11,816 square feet on the entire 24th floor and is moving from 600 Lexington Avenue.

With nearly all of the podium and mid-rise floors leased, Durst has started marketing 825 Third Avenue’s Top of House, spanning 61,000 square feet of premier space on floors 36 through 40—offering tenants panoramic, unobstructed views.

825 Third Avenue underwent a recent $150 million renovation focused on performance, tenant comfort, modern aesthetics, and sustainability. The tenant-exclusive Well& by Durst amenity space sets a new standard with a uniquely curated indoor-outdoor experience for informal gatherings, meetings, and socializing.
